Overall Feedback:
We hired one of their realtors who brought us a buyer with an FHA loan offer. Our contract specifically said conventional loan or cash offers ONLY considered. The realtor did NOT bring this to our attention! We discovered this ourselves WEEKS later, having nothing but trouble from day one of the offer going back and forth with many counters and deadlines as the buyer was having trouble getting the loan. When confronting the realtor with this information, they didn't think it was a big deal, nor a problem.We went ahead with this offer, having to move out of state to care for elderly parents, waited many days past our deadline for buyers loan to be approved. The buyer's loan was never approved and the Friday before closing on the following Monday, the buyers backed out of the contract. We felt our realtor should have advised us NOT to return the buyer's earnest money, with the buyer backing out in less than one full business day of closing. We still feel the realtor was working for the buyer more than they worked for us, the seller, who hired them. We learned a hard lesson, sad to say a $5000 lesson! We sent a letter to the management and realtor of First Colorado, requesting the buyer's earnest money be forwarded to the seller; they've chosen to not respond to the letter nor request.
