Client Review on Lamont Management

Lamont does not appear to take care of properties very well. I'm at one pretty regularly and was asked to give my opinion. I am a family friend hired by an owner personally for over 5 years to do light handyman work (build furniture, haul away big items, hang pictures/blinds—all light, quick jobs that do not require major work) in multiple units at complex that is managed by Lamont. Before I retired, I use to be a home builder—in fact I build my own dream home up North. I can confirm that roof is worn out and in need of replacement. I’m under the impression that normally flat roofs last 10 years, maybe 12 years—I am told this roof is around 20 years old. More patching does not fix a very old roof when replacement is needed. Ceilings, walls and trim will need to be repainted where there are leaks, but pointless until the source of leaks—the roof is fixed.In addition, the building has known issues with mold and it appears shoddy contractors are used. I heard about at least one renter moved because of mold issues. One downstairs unit has history of infestation. In the past I have been scratched by loose dog. Folks who flip properties look like they use unlicensed contractors or DIY for major construction work. There is no business name on truck and these contractors dump large debris in the communal dumpster, so residents cannot use instead of hauling their own trash away. The big trucks disregard the “Do Not Enter” go the opposite direction on the one-way parking lot traffic which is dangerous. Twice when I am trying to leave, the big truck guys are going the wrong way, insisting I have to back-up, so they can continue going the wrong way. At my last visit, I saw a big, I mean, really big rat dart in the courtyard during daylight—not a good sign. The wish well in the courtyard has obvious rot and dark mold. showing the lack of care and reflect the overall lack of building maintenance. Parking lot is not safe for women to be outside at night. Outside after dark there is dim lighting even when all bulbs are lit (often are out), not enough and no camera security. A woman resident was attacked recently. Before that a rock was thrown at another unit, breaking the window. I’m told previously at least two units were broken into some time back.
