As a Realtor, I've worked with TONS of different title companies on over 100 real estate transactions over the past few years. Essential Title Services (part of Residential Title) is one of the worst title companies I've come across. Things went ok until it came time for settlement. My client wanted to pre-sign and Tonita made the process an absolute nightmare. When we finally got to sign, the settlement statement was off by thousands of dollars due to a "small error" on their part. They also tried to add fees to the seller side after the seller signed. They were finally removed but not until I argued with 10 minutes with Tonita. The property finally settled last Wednesday. It's now Monday and the seller still has not received her check. I've reached out to Jackie multiple times with no resolution. I got an initial e-mail saying literally "the check is in the mail." Do yourself (and your clients) a favor and use ANY title company but Essential Title and Residential Title Services.
